Delinquency Interview - Inspection to interview the mortgager to determine occupancy status, cause of late payment or default and related information. Exterior condition of the property will be described.

   
Occupancy Verification - Verification of occupancy will be indicated by physical signs, neighborhood interview and/or personal property conditions based on exterior inspection.

 
Foreclosure Inspection - Monthly inspection to determine the occupancy status and physical condition based on exterior inspection.

   
Bankruptcy Inspection - Inspection to determine the physical condition and occupancy of the property based on exterior view. No contact with the occupants is made.

   
Insurance Inspection - Inspection of work completed by the contractor or homeowner and acknowledgment of the owners satisfaction with the work performed.

   
Title One Inspection - Inspection to verify that all of the home improvements specified by the requirements of the loan have been professionally completed.

   
Sale Date Inspections - Inspection of residential properties on a scheduled sale date to determine the occupancy status.

 
Property Preservation Services
- Preservation services, winterizations, lock changes, grass cutting, debris removal, all completed to HUD preservation guidelines.

   
Condition Inspection
- Specific condition inspection based on clients requirements.

   
Calamity Inspections
- Inspections based on specific disaster situations to determine property existence and conditions.

   
HUD Multifamily Inspections - Fannie Mae form 4255 annual inspections to meet investor portfolio requirements.

   
Construction Draw Inspection - Draw phase inspections of new construction to satisfy that funds can be released for the next series based upon completion of previous stage.

   
Pre-purchase Inspection
- Complete home inspection based on the ASHI standards of practice.  
   
Seller Inspections - Complete home inspection based on the ASHI standards of practice to be used to aid the seller of the property providing expert disclosure requirements.   
Property Report Services
The turn-around time for a property report is 1-2 business days from receipt of order. If we are unable to complete your report within the above referenced time, you will be notified of the delay. Rural locations may result in extended turn-around times as well as a quote on the cost of the report.

Property Management - Maintaining the upkeep of each and every property to our clients needs, wether it making major repairs or minor repairs.

Auto Repossession - Regain possession of automobiles especially the seizure of collateral securing a loan that is in default.
